The Most Important Shower and Tub Issues in St. Louis

Grout and Caulk: The Leaks You Don’t See Yet

Failed grout and caulk are the most common causes of water intrusion in St. Louis bathrooms — and the most commonly ignored. When grout between shower tiles cracks or crumbles, water penetrates behind the tile and into the wall structure. When caulk at the tub-to-wall joint pulls away, every bath or shower allows water into that gap. The damage inside the wall accumulates invisibly until it becomes visible as soft drywall, stained baseboard, or buckled flooring outside the tub.

Re-grouting and re-caulking are maintenance tasks, not repairs in the dramatic sense. But their timing matters enormously. Caught before water has penetrated the wall structure, they cost relatively little. Caught after the wall has been compromised, they are preceded by a wall repair project.

Dr. Steve’s Take:

Cracked grout and peeling tub caulk are on Dr. Steve’s list of pre-sale repair priorities for a reason: buyers and inspectors specifically look at the tub and shower surround. A shower with clean grout and a freshly caulked tub joint reads as a maintained bathroom. Failed grout and peeling caulk read as deferred maintenance. The fix costs little; the impression it creates costs a lot.

Water-Damaged Walls and Baseboards Outside the Tub

When a tub or shower surround has been leaking through failed grout or caulk for any significant time, the water damage extends beyond the tile. Drywall outside the surround, the baseboard below it, and sometimes the subfloor beneath the tub get wet on a recurring basis. This damage is sometimes first noticed as a soft spot when pressing the wall outside the tub, or as staining at the baseboard.

FIX St. Louis repairs this damage as part of the tub and shower service category: re-grouting or re-caulking the surround to stop the source, and repairing the wall and baseboard outside that were damaged by the intrusion. This is the cross-trade capability that makes FIX valuable — one call handles the cause and the consequence.

Dr. Steve’s Take:

A rotted baseboard outside the tub is the visible end of a long water intrusion story that started at the caulk joint or grout. Dr. Steve addressed this in a piece on the quiet water damage that develops over a St. Louis winter: wood that gets wet repeatedly swells, softens, and eventually rots. By the time the baseboard is visibly damaged, the wall above it has usually absorbed moisture for months. Fix the caulk; repair the baseboard.

Shower Faucet Valves

A shower faucet that no longer holds temperature, requires extreme handle positions to get comfortable water, or runs hot or cold without warning has a failed pressure-balance valve or cartridge. Pressure-balance valves are the safety devices that prevent scalding — when the cold supply pressure drops (typically when a toilet flushes), the valve automatically reduces hot water flow to maintain temperature. When the valve wears out, it loses this function.

Shower cartridge or valve replacement requires working inside the wall cavity, but does not require opening the wall — the cartridge is accessible through the faucet handle escutcheon in most cases. We match the replacement cartridge to the manufacturer and model before scheduling.

Grab Bars

Grab bar installation is a safety and aging-in-place service that requires specific technical attention: a grab bar anchored only into drywall will not hold when weight is applied to it. ANSI requires grab bars to support 250 lbs of static load. This means anchoring into wall studs, or using high-strength toggle anchors specifically rated for the grab bar application where studs are not in the right location.

We locate studs with an electronic stud finder, position the bar at the correct height and angle for the application (vertical entry bars and horizontal support bars have different placement requirements), and verify the anchor holds before leaving

Dr. Steve’s Take:

A showerhead that uses less water per minute is one of the simplest eco-friendly upgrades available. Dr. Steve included showerhead replacement in a column on reducing a home’s water footprint: a standard showerhead uses 2.5 gallons per minute; a WaterSense-labeled showerhead uses 2.0 or less. In a household with two daily showers, that is over 700 gallons saved per year — and pressure-compensating low-flow heads maintain shower quality
