A faucet that leaks around the base, the handles, or at the supply line connections has a different failure point — usually a failed o-ring, a loose packing nut, or a deteriorated supply line. We diagnose the specific location before proceeding.

Pop-Up Stopper Problems

The pop-up stopper is the spring-loaded drain plug in a bathroom sink controlled by the lift rod behind the faucet. When it stops holding water, won’t lift all the way, moves sluggishly, or simply disappears into the drain permanently, it needs attention. The mechanism underneath the sink — a pivot rod, a clevis strap, and a lift rod — can be adjusted, cleaned of hair and soap buildup, or replaced.

This is one of the most commonly deferred bathroom repairs we see. It is also one of the fastest — most pop-up stopper repairs or replacements take under 30 minutes.

Leaking Drain Pipes Under the Sink

The drain pipe assembly under a bathroom sink — the P-trap and connecting pipes — leaks at its slip joint connections when the washers inside those connections have deteriorated. The leak is usually first noticed as water staining inside the vanity cabinet or as a recurring dampness on the cabinet floor.

Tightening the slip joints sometimes resolves a minor leak. When the washers are gone or the pipes are corroded, we replace the P-trap assembly with new parts, verify the connection to the drain flange, and test before leaving. We also check the interior of the vanity cabinet for water damage from any previous leak.

Vanity Cabinets and Countertops

A vanity cabinet that is damaged from water exposure, has broken or misaligned doors, or is simply outdated is either repaired or replaced depending on the extent of the damage. If the cabinet structure is sound, door adjustments and minor repairs restore it. If the cabinet has significant water damage or the homeowner wants an upgrade, we remove the old unit and install the new one including reconnecting all plumbing.
